Before you change the price, find out what's actually stopping buyers

When showings slow down, a price adjustment is often the first idea on the table. Here are four questions worth answering first.

When showings slow down, a price adjustment is often the first idea on the table. Before deciding, it's worth knowing what the buyers who looked and moved on were reacting to. The answer shapes which change, if any, makes sense.
We'd start with four questions.
1. Is the buyer's constraint cash, or the monthly payment?
Some buyers can manage the monthly cost but are tight on cash at closing; others are the reverse. A buyer's lender can help compare whether a seller credit toward closing costs addresses that particular buyer's constraint, and what limits apply to their loan. We'd look at that alongside a price adjustment rather than assume one is better than the other.
2. Did the first impression match the price?
Buyers see your listing online long before they walk in. Look at the first photo, the order of the rooms and the description the way a buyer would. Is it clear how the layout works? Are the features that support the price actually shown?
3. Is there an open question about condition?
An older roof, a heating system nobody can date, or an unfinished permit can make buyers hesitate. Questions about condition deserve clear records and professional review. Gathering service records and permits, and considering a pre-listing inspection where it makes sense, can give buyers clearer answers.
4. What are buyers comparing you to right now?
The homes a buyer can choose today may differ from the ones around you when you listed. We'd compare current options and recent nearby sales before recommending a new price or a different approach.
What we'd do with the answers
It could be price, presentation, or a combination of both. The goal is a short, specific plan: what to change, what to leave alone, and what evidence supports the next step.
If you're selling, or about to, and you're not currently working with another agent, we're happy to talk it through.
