Westie and Rozzie are still moving fast, even with more homes for sale

CNBC reported the average 30-year mortgage rate hit 7.49% the week of October 7, 2026. That is real pressure on buyers. And yet the Real Estate Data Aggregator counted just 1.3 months of supply in West Rox (02132) and 1.6 months in Rozzie (02131) for the three months ending August 31, 2026. Those are the two tightest readings in all of Boston South. Buyers are still showing up.

Supply is lean in Westie and Rozzie. Everything else has more room.

More homes came to market across Boston South. The Real Estate Data Aggregator counted 751 new listings across the area for the three months ending August 31, 2026. That is more choice for buyers. But the supply gains did not land evenly. West Rox and Rozzie stayed tight. Other ZIP codes loosened noticeably.

Above-list sales: Rozzie leads, Westie is right behind

The Real Estate Data Aggregator found that 52.1% of homes in Roslindale (02131) sold above list price in the three months ending August 31, 2026. West Roxbury (02132) was at 41.7%. Hyde Park (02136) came in at 47.2%, and Jamaica Plain (02130) at 48.9%. Those four ZIP codes are where buyer competition is showing up most clearly in the final price.

Speed: nearly half of Rozzie homes go under contract within two weeks

The Real Estate Data Aggregator found that 52% of Roslindale homes went under contract within two weeks of listing, for the three months ending August 31, 2026. West Roxbury was at 43.5%. Hyde Park (02136) was close behind at 45.8%, and Jamaica Plain (02130) at 46.8%. If you are buying in any of these four areas, slow decisions tend to cost you the home.

Prices held up in Rozzie and Westie. A few other ZIP codes dipped.

Roslindale's median sale price rose 11.6% year over year to $791,000, according to the Real Estate Data Aggregator. West Roxbury's median dipped 2.2% to $851,000. (A small dip on a high base is not a collapse. It is worth watching, not panicking over.) Hyde Park (02136) slipped 3.9% to $661,000. Mattapan (02126) was down 3.8% to $575,000. Jamaica Plain (02130) held nearly flat at $855,000, up 0.6%.

Rates at 7.49% are changing buyer math. Here is what that means locally.

CNBC reported that purchase mortgage applications fell 2% for the week ending October 7, 2026, and refinance applications were 56% lower than the same week a year ago. Fewer buyers qualify at these rates. That is part of why some ZIP codes are loosening. But in Westie and Rozzie, the supply is so thin that the buyers who do qualify are still competing hard. The Federal Housing Finance Agency reported U.S. house prices rose 2.6% year over year through July 2026. That national trend is consistent with what we are seeing locally: prices are not falling, but the pace of gains has slowed.

A few ZIP codes where buyers have more room

Not every corner of Boston South is moving at Rozzie's pace. The Real Estate Data Aggregator counted 7.2 months of supply in both 02119 (Roxbury) and 02121 (Roxbury, Dudley area) for the three months ending August 31, 2026. Days on market in 02122 (Dorchester, Codman Square area) rose 14 days year over year to 36 days. In 02126 (Mattapan), the sale-to-list ratio fell to 98%, meaning sellers there are more often accepting a little less than asking. These are places where a buyer has more time and more negotiating room. That is not a knock on those neighborhoods. It is just a different conversation.
