Westford inventory fell to 29 homes, and buyers still moved fast
Here is the number that shapes everything else in Westford right now. The Real Estate Data Aggregator counted just 29 homes for sale in the three months ending August 31, 2026. That is down 40.8% from the same months a year before. When supply drops that far, priced-right homes do not sit.
One month of supply. That is what the Real Estate Data Aggregator measured, down 1.1 months from the same period in 2025. Nationally, Realtor.com reported 1.16 million active listings in September 2026. Westford is a different story entirely.
Buyers moved quickly, and most paid over asking
The Real Estate Data Aggregator found a median of 21 days on market. That held flat from a year before. Speed did not slip. More telling: 56.8% of homes went under contract within two weeks of listing, up 10.6 points from a year ago. That is more than half of all Westford homes.
The average sale-to-list ratio was 101.1%, according to the Real Estate Data Aggregator. That is down just 0.1 points from a year before. Essentially unchanged. And 51.1% of homes sold above list price, up 2.5 points from the same period in 2025. Nationally, Realtor.com reported that 20.8% of listings took a price cut in September 2026, the highest share since October 2022. Westford sellers were not in that group.
The median price dipped. That is worth understanding.
The Real Estate Data Aggregator put the median sale price in Westford at $863,064 for the three months ending August 31, 2026. That is down 8.3% from the same period in 2025. It is a real move, and we would not pretend otherwise. But it sits alongside a 25% jump in homes sold and a sale-to-list ratio above 100%. A shift in what sold, not necessarily what homes are worth, can move a median.
Rates add another layer. CNBC reported that Fannie Mae forecast the average 30-year fixed rate at 7.4% for the fourth quarter of 2026 and 7.5% for all of 2027. Rates that high slow some buyers down. The Federal Housing Finance Agency reported U.S. house prices rose 2.6% from July 2025 to July 2026. Westford's median moved in the other direction for now, but the supply picture has not changed.
- Westford had 29 homes for sale, 1 month of supply, and a 101.1% sale-to-list ratio in the three months ending August 31, 2026. More than half of homes sold above asking.
- More than half went under contract in two weeks.
- The median price did dip 8.3%, and rates are climbing nationally.
- One street can read very differently from the ZIP as a whole.
These are ZIP-code numbers. A cul-de-sac in one part of Westford can look nothing like a busier road a mile away. If you want to know where your street sits inside these numbers, we can show you.
