This market is still moving, even with rates above 7%

Rates went up. Demand didn't disappear. Realtor.com reported mortgage rates surging above 7% in September 2026, the first time since January 2025. That's a real headwind. But the Real Estate Data Aggregator still counted 583 homes sold and 427 pending across Needham, Newton and Wellesley in the three months ending August 31, 2026. The market got more selective. It didn't stop.

More homes sold than came to market. That's the short version of why prices are holding. It also means buyers didn't have many choices, and the ones who bought moved fast.

Speed: some ZIP codes are still very quick

The Real Estate Data Aggregator shows wide differences in how fast homes go under contract. ZIP 02460 (Newton, Newtonville area) had a median of just 15 days on market, down 8 days from a year before. ZIP 02461 (Newton Highlands) was 19 days, also 9 days faster than last year. At the other end, ZIP 02458 (Newton Corner area) sat at 34 days, 11 days longer than the same period in 2025. Rates slow some buyers. They don't slow all of them equally.

Over-list sales: still happening, but not everywhere

Nationally, Realtor.com reported that price cuts hit a four-year high in September 2026, with 20.8% of listings taking a cut. This market tells a different story in some ZIP codes. The Real Estate Data Aggregator shows that in ZIP 02460, 57.6% of homes sold above list price, up 27.9 points from a year ago. ZIP 02465 (West Newton area) hit 55.6%, up 17.1 points. Those are not soft-market numbers. But ZIP 02462 (Newton, smaller pocket) had 0% of homes sell above list, and ZIP 02494 saw its above-list share fall 18.7 points to 31.3%. Same rate environment. Very different results by street.

Prices: mostly holding, with real exceptions

The Federal Housing Finance Agency reported U.S. house prices rose 2.6% from July 2025 to July 2026. Several ZIP codes here beat that. ZIP 02481 (Wellesley) saw its median rise 10.7% to $2,550,000, per the Real Estate Data Aggregator. ZIP 02460 was up 11.4% to $1,538,000. ZIP 02464 jumped 38.9% to $1,185,000, though that ZIP has a small number of sales (16), so one or two different homes can move the median a lot. On the other side, ZIP 02466 fell 37.1% to $1,100,000 and ZIP 02461 fell 30.2% to $1,412,500. Again: small ZIP codes, small sale counts. The mix of what sold matters as much as the direction.

What rates mean for the months ahead

CNBC reported that Fannie Mae forecasts the 30-year fixed rate at 7.4% in the fourth quarter of 2026 and 7.5% through 2027. That's not a short-term blip. CNBC also reported that pending home sales nationally were down 8.5% year-over-year in September, according to Zillow. This market's own pending count of 427 shows demand is still present here. But buyers are more patient, and homes that aren't priced well are sitting longer. The Real Estate Data Aggregator shows days on market rose in most ZIP codes compared with a year ago.

One more thing worth knowing: CNBC reported that 150,000 homeowners with adjustable-rate mortgages face their first rate adjustment this year. Adjustable-rate mortgages make up 5.6% of active U.S. mortgages. That's a small share nationally, but for any individual seller facing a payment jump, the timing of a sale decision matters. We're not saying that's your situation. We're saying it's worth knowing the number.

The ZIP code is not the whole story

One street can read very differently from the ZIP code around it. A home priced well, in good condition, in a pocket where buyers are competing, can still sell in two weeks and above list. A home in the same ZIP, priced a little high or needing work, can sit for six weeks and take a cut. The numbers above are real counts from the Real Estate Data Aggregator for the three months ending August 31, 2026. They're a starting point, not a guarantee about your specific address.

In short
  1. 583 homes sold here in three months, even with rates above 7%.
  2. The market is moving.
  3. It's just more selective than it was a year ago.
  4. Pricing and preparation matter more now, not less.
