The 495 Corridor (South) is still moving faster than the wider South region

Real estate, 495 Corridor (South)

Here is the number that matters most right now. Realtor.com reported the South region sitting at 68 days on market in September 2026. Most of the 495 Corridor (South) is moving in less than a third of that time. That gap tells sellers that real demand is still here. It tells buyers that the right home will not sit.

Every ZIP code in this corridor came in well under the South region's 68-day figure. That is not one lucky pocket. It held across 11 ZIP codes with meaningful sales volume, for the three months ending August 31, 2026.

752 homes sold. Supply stayed tight.

The Real Estate Data Aggregator counted 752 homes sold and only 397 for sale at the same time. Pending sales of 716 show the pipeline stayed full. More homes came to market, and more sold. That is a functioning market, not a stalled one.

Homes are still selling over asking price

Across nearly every ZIP, the average sale price came in above the list price. That means sellers are not giving ground on price, even with Realtor.com reporting mortgage rates above 7% as of September 2026. Buyers are still competing.

More than half of homes went under contract within two weeks

Speed is not just a median. The Real Estate Data Aggregator tracked how many homes went under contract within two weeks of listing. In most ZIP codes, that share was above 50%. In 02038, it was 71%. In 02356, it was 67.4%.

Prices moved in different directions across ZIP codes

Speed was consistent. Prices were not. Some ZIP codes posted solid gains year over year. Others dipped. That matters if you are pricing a home or making an offer. The Federal Housing Finance Agency reported U.S. house prices up 2.6% from July 2025 to July 2026. Several ZIP codes here beat that. A few fell short.

ZIP 02762 saw the median sale price fall 11.8% year over year, to $572,500, per the Real Estate Data Aggregator. But that same ZIP had only 0.8 months of supply and 64.9% of homes sold above list price. A lower median can reflect what sold, not what the market will bear. ZIP 02766 went the other way: median price up 10.6% to $650,000, even as the number of homes sold fell 17.1%.

A word on mortgage rates

Realtor.com reported mortgage rates above 7% as of September 2026. CNBC reported that Fannie Mae is forecasting an average 30-year fixed rate of 7.4% for the fourth quarter of 2026 and 7.5% for all of 2027. Rates at that level slow some buyers. They have not stopped this corridor. But they are a real cost, and every buyer should plan around them.

Supply crept up, but stayed very low

Most ZIP codes here still sit well under two months of supply. That is a seller's market by any measure. ZIP 02093 was the exception, at 3.3 months of supply, up 2 full months from the same period in 2025, per the Real Estate Data Aggregator. More homes came to market there, and fewer sold. Worth watching.

What this means for sellers

Demand is real. Homes priced right are moving in three weeks or less across most of this corridor. More than half are going above list. The Federal Housing Finance Agency reported U.S. prices up 0.3% month over month in July 2026. This corridor, in most ZIP codes, is running ahead of that national pace.

What this means for buyers

Speed matters here. The Real Estate Data Aggregator showed that in ZIP 02038, 71% of homes went under contract within two weeks. In ZIP 02356, 67.4% did. If you find the right home, you likely have days, not weeks, to decide. Plan your financing before you look, not after.

In short
  1. The 495 Corridor (South) logged 752 sales in the three months ending August 31, 2026, with median days on market running 19 to 29 days across most ZIP codes.
  2. The South region sat at 68 days (Realtor.com, September 2026).
  3. Prices moved in both directions by ZIP, so the corridor-wide picture does not tell the whole story of any one street.
  4. Supply stayed tight almost everywhere, and homes consistently sold above list price.

One more thing: these are ZIP code numbers. One street can read very differently from the ZIP it sits in. A higher-priced pocket, a quieter cul-de-sac, a home with more land, all of those can shift the picture. The numbers above are where we start the conversation, not where we end it.
