Some parts of this corridor are far tighter than others

The corridor looks tight on the surface. The Real Estate Data Aggregator counted 752 homes sold and 716 pending across the corridor in the three months ending August 31, 2026. But those totals hide a wide spread. One ZIP sits at 0.8 months of supply. Another sits at 3.3 months. Those are two different markets, and they call for two different plans.

Nationally, Realtor.com reported that 20.8% of listings took a price cut in September, the highest share since October 2022. Mortgage rates climbed above 7% for the first time since January 2025, according to Realtor.com. CNBC reported the average 30-year fixed rate hit 7.49% last week, and purchase applications ran 15% below the same week a year ago. That backdrop matters. But the local numbers tell a more specific story.

Months of supply: corridor ZIP by ZIP

ZIP 02762 had just 0.8 months of supply, according to the Real Estate Data Aggregator. That is very little room. ZIP 02093 sat at 3.3 months, up 2 full months from the same period in 2025. That shift is meaningful. More supply gives buyers choices and gives sellers less room to push.

The Real Estate Data Aggregator counted only 10 homes for sale in ZIP 02762 during this period. Nearly 65% of homes sold above list price. Sellers here are still in a strong position. Price right and the offers tend to come.

ZIP 02093 tells a different story. Homes for sale jumped 130.8% year over year, according to the Real Estate Data Aggregator. Supply more than doubled. Homes still sold above list price on average, and the median days on market stayed short. But with 3.3 months of supply, buyers have more options and sellers need sharper pricing and more patience.

The middle of the corridor: a closer look

Most of the corridor sits between 1.3 and 1.8 months of supply. Those ZIPs are still seller-leaning. ZIP 02038 had 67.6% of homes sell above list price and 71% go under contract within two weeks, the Real Estate Data Aggregator shows. ZIP 02703 saw its share of homes sold above list jump 8.8 points year over year, to 60.8%. ZIP 02356 had 67.4% of homes under contract within two weeks, up 25.7 points from a year ago, even as its median price slipped 7.3%.

That last point is worth sitting with. A lower median price does not always mean a softer market. More homes selling faster and above list can push the median down if the mix shifts toward smaller or less expensive properties. The Real Estate Data Aggregator counts what sold, not what the market is worth.

What this means if you are selling

In the tighter ZIPs, 02762, 02019, 02038 and 02766, supply is low and buyers are competing. Pricing at market still draws offers above list. In ZIP 02093, the inventory jump means buyers can compare. Pricing needs to be precise. A home that sits will collect days on market, and that changes how buyers read it.

What this means if you are buying

Do not assume every part of this corridor behaves the same way. In ZIP 02762, 10 homes were for sale and nearly 65% sold above list. You need to be ready to move. In ZIP 02093, 30 homes were for sale and supply doubled year over year. You have more room to compare, ask questions and negotiate. Know which ZIP you are shopping in before you set your expectations.
