North Shore has more listings, but buyers are still writing offers

Here is the one thing that changes what you should do right now. More homes are on the market, and buyers are still moving on them. The Real Estate Data Aggregator counted 715 homes for sale across North Shore in the three months ending August 31, 2026. At the same time, it counted 883 pending sales. More supply, yes. But demand kept pace.

Realtor.com reported that Northeast inventory rose 11.6% year over year in September 2026. That is real competition for sellers. But the pending number tells you buyers did not sit on their hands.

Rates are making buyers work harder

CNBC reported the average 30-year fixed rate hit 7.49% in the week ending October 7, 2026. That is up from 7.30% the week before, also from CNBC. Realtor.com noted rates topped 7% in September 2026. Higher rates slow some buyers. They have not stopped the ones writing offers here.

What the ZIP codes are doing

Not every pocket reads the same. The Real Estate Data Aggregator breaks it down ZIP by ZIP for the three months ending August 31, 2026. The range is wide.

ZIP 02176 stands out. The Real Estate Data Aggregator put the sale-to-list ratio there at 106.8% and the median days on market at just 16. Two-thirds of homes, 66%, sold above list price. Months of supply: 1.2. That is a tight pocket even with more listings showing up.

ZIP 01905 is also moving. The Real Estate Data Aggregator counted a median sale price of $680,000, up 13.3% from the same period last year. The sale-to-list ratio was 102.4%. More than 6 in 10 homes, 63.8%, sold above list. Median days on market: 20.

ZIP 01902 told a different story on volume. The Real Estate Data Aggregator counted 81 homes sold, up 39.7% from a year earlier. Half the homes there, 50.6%, sold above list price. Months of supply came in at 3. Busy, but not as tight as 02176.

Where supply grew most

Some ZIPs saw inventory jump sharply. The Real Estate Data Aggregator shows homes for sale in ZIP 02155 rose 86.8% year over year. In ZIP 02176, inventory rose 76.2%. In ZIP 01904, it rose 66.7%. More choice for buyers in those areas. More competition for sellers.

Even with that supply jump, the Real Estate Data Aggregator shows ZIP 02155 still had 146 pending sales and a sale-to-list ratio of 101.4%. More listings, but buyers kept showing up.

A few softer spots to know

Not every ZIP is running hot. ZIP 02152 had a median sale price of $629,000, down 13.2% year over year per the Real Estate Data Aggregator. Months of supply there hit 4.7. Pending sales fell 27%. That is a real shift worth watching if you own there.

ZIP 02150 saw months of supply rise to 4.9, up 2.2 months from a year ago. The share of homes going under contract within two weeks dropped 10.6 points to 32.3%. Still, the Real Estate Data Aggregator counted 31 pending sales and a median days on market of just 26, down 15 days from last year. Mixed signals in one ZIP code.

Realtor.com also noted the Northeast median list price fell 3.8% year over year. That is a regional backdrop. Individual ZIPs here moved in both directions, so the regional number alone does not tell your street's story.

The bigger picture from national data

The Federal Housing Finance Agency reported U.S. house prices rose 2.6% from July 2025 to July 2026, and 0.3% month over month in July on a seasonally adjusted basis. That is slow, steady national appreciation. It does not override what is happening street by street here, but it says prices nationally have not reversed.

  5. A few others have softened.
  6. The three months ending August 31, 2026 show a market that is adjusting, not collapsing.
  7. One street can read very differently from the ZIP code around it.
