New listings are up, but 495 Corridor (South) is still moving fast

Real estate, 495 Corridor (South)

Here is the number that matters most for homeowners right now: the Real Estate Data Aggregator counted 771 new listings across 495 Corridor (South) in the three months ending August 31, 2026, and 716 of them went to pending sale. More competition showed up. Most of it got absorbed. Supply is still tight.

For sellers, that gap is small. More homes are competing for the same buyers, but demand is keeping pace. For buyers, there are a few more options than a year ago. Do not expect much breathing room, though. The Real Estate Data Aggregator counted only 397 homes for sale across the corridor in the same period.

How fast are homes moving?

Across most of the corridor, homes are going fast. The Real Estate Data Aggregator shows median days on market ranging from 19 to 29 days, depending on the ZIP code. That stands well below the 68 days Realtor.com reported for the broader South region in September 2026. This market is moving at a different pace than the region around it.

What are homes selling for?

Sale prices vary a lot by ZIP. The Real Estate Data Aggregator put the median sale price at $860,000 in ZIP 02093 and $551,000 in ZIP 02019, both in the same three-month window. Some ZIPs saw prices rise year over year. A few dipped. No single number tells the whole story here.

Are homes selling above asking?

In most of these ZIPs, the answer is yes, and often. The Real Estate Data Aggregator found that in ZIP 02038, 67.6% of homes sold above list price in the three months ending August 31, 2026. In ZIP 02763, that share was 80%, though only 5 homes sold there, so treat that number with care. Even in the slower ZIP codes, sale-to-list ratios stayed above 101%.

Not every ZIP is equally competitive. In ZIP 02356, the share of homes selling above list dropped 15.6 points year over year, and the median sale price slipped 7.3%, according to the Real Estate Data Aggregator. More homes sold there, but at softer prices. That is the kind of difference one ZIP code can make.

How quickly are homes going under contract?

The Real Estate Data Aggregator found that in ZIP 02038, 71% of homes went under contract within two weeks of listing in the three months ending August 31, 2026. In ZIP 02356, that share was 67.4%, up 25.7 points from the same period in 2025. Buyers in most of these ZIPs are not waiting around.

What about the rate environment?

Rates are not helping buyers. CNBC reported that the average contract rate for 30-year fixed mortgages with conforming loan balances hit 7.49% as of the week of October 7, 2026. Fannie Mae, as reported by CNBC on October 14, 2026, forecast that same rate to average 7.4% for the fourth quarter of 2026 and 7.5% for all of 2027. Realtor.com put rates above 7% for September 2026. High rates are slowing buyers nationally. Locally, demand has held up, but it is worth knowing what buyers are carrying into every offer.

The Federal Housing Finance Agency reported U.S. house prices rose 2.6% from July 2025 to July 2026, and 0.3% from June to July 2026 on a seasonally adjusted basis. That is a national picture. Local prices in 495 Corridor (South) moved differently by ZIP, as the numbers above show.

Supply is still tight, even with more listings

The Real Estate Data Aggregator shows months of supply ranging from 0.8 months in ZIP 02762 to 3.3 months in ZIP 02093. Most ZIPs sit well under two months. A balanced market typically runs around five to six months. Even where supply ticked up, it did not tip the balance toward buyers.

In short
  1. The three months ending August 31, 2026 brought more listings to 495 Corridor (South), and buyers took most of them.
  2. Homes are selling in under a month in almost every ZIP, and most are closing above list price.
  3. Rates above 7% are a real headwind, but local demand has not buckled.
  4. One ZIP code can read very differently from the next, and one street can read differently from its ZIP.
