More listings showed up, but buyers still kept pace in the Chelms / Lowell Area

Hi folks. The one number that changes what you should do right now: buyers kept up with the new supply. That means pricing and prep still matter a lot here.

The area-wide picture, three months ending July 31, 2026

The Real Estate Data Aggregator counted 441 homes for sale across the Chelms / Lowell Area in the three months ending July 31, 2026. That is up 17.3% from the same months of 2025. More options for buyers, yes. But the same count shows 880 pending sales, up 15% year over year. Buyers absorbed the new supply. That is the key fact.

Nationally, Realtor.com reported pending sales down 0.2% year over year in August 2026. Here in the Chelms / Lowell Area, the Real Estate Data Aggregator shows pending sales up 15% for the same window. This market is moving differently from the national story.

Rates are a real headwind nationally

CNBC reported the average 30-year fixed mortgage rate at 7.22% as of September 16, 2026. That same report said mortgage demand from homebuyers dropped 19% from a year ago nationally. The fact that local pending sales still rose 15% despite that pressure says something about demand here.

How each ZIP code looked

The story is not the same everywhere. Some ZIPs saw prices dip. Others held or gained. Days on market ticked up in most areas, but not by much. Here is a quick look across the ZIPs the Real Estate Data Aggregator tracks.

Homes still sold above list price almost everywhere

Even where median prices dipped, most homes still closed above their asking price. The Real Estate Data Aggregator shows 71.3% of homes in 01824 sold above list in the three months ending July 31, 2026. In 01821, it was 70.1%. That is not a soft market. It means pricing right still triggers competition.

Days on market: a little longer, but still fast

Most ZIPs added two or three days compared to last year. That is a real change, not a dramatic one. The Real Estate Data Aggregator shows 01460 actually got four days faster, down to 16 days. The slowest ZIP in the area was 01852 at 25 days. Still, 25 days is not a long wait.

Supply is still very tight

A balanced market has about five or six months of supply. The Real Estate Data Aggregator shows the highest months of supply in this area was 2.9 months, in 01850. Most ZIPs sat between 1 and 2 months. Sellers still have the thinner side of the inventory equation working for them.

The national backdrop

The Federal Housing Finance Agency reported U.S. house prices rose 2.1% year over year between second quarter 2025 and second quarter 2026. Realtor.com reported national median list prices fell 1.3% year over year in August 2026, and that 20.4% of listings saw a price cut that month. The Chelms / Lowell Area is holding up better than those national figures suggest.

In short
  1. More homes came to market, up 17.3% area-wide per the Real Estate Data Aggregator.
  2. But 880 pending sales, up 15%, show buyers kept pace.
  3. Days on market ticked up a little.
  4. Prices dipped in some ZIPs and rose in others.
  5. Supply is still tight at under 3 months everywhere.
  6. Prep and price still move the needle.

One more thing: every ZIP in this area reads differently, and every street within a ZIP can read differently still. The numbers above are a starting point, not a finish line.
