More listings are showing up, but this corridor still isn't loose

Here is the one thing that changes what you should do right now. More homes are coming to market. The Real Estate Data Aggregator counted inventory up 87% in ZIP 01720 and up 125% in ZIP 01460, for the three months ending August 31, 2026. That is real competition if you are selling. But it has not flipped this market. Most ZIP codes in this corridor still sit at 1.2 to 2.9 months of supply. That is still tight. Buyers have a few more choices. They do not have leverage.

How supply looks across the corridor

These are the three months ending August 31, 2026. Keep that in mind as you read every number below.

01741 (Carlisle) is the only ZIP above 3 months. Every other ZIP sits below 2.9. That is not a buyer's market anywhere in this corridor.

Where inventory jumped the most

Two ZIP codes saw inventory more than double. The Real Estate Data Aggregator counted homes for sale in 01460 up 125% year over year. In 02420, that number rose 87%. Both are still well under 2 months of supply. More competition for sellers, yes. A soft market, no.

Homes are still selling over asking in most of this corridor

Even with more inventory, most ZIP codes are still seeing homes close above list price. The Real Estate Data Aggregator shows 62.9% of homes in 01720 sold above asking. In 01460, that share was 61.4%. In 01773, it was 57.1%. That is not a market where buyers are winning on price.

The higher end is behaving differently

ZIP 02493 (Weston) had a median sale price of $2,489,500, per the Real Estate Data Aggregator. Only 22.2% of homes there sold above list. Median days on market was 44 days, up 19 days from a year before. The sale to list ratio came in at 98.1%. That means sellers there are accepting a little less than asking, and homes are sitting longer. It is still not a buyer's market, but it is a different conversation than in Acton or Littleton.

Days on market are creeping up, but not everywhere

Realtor.com reported that days on market in the Boston metro area rose by 6 days year over year. The Real Estate Data Aggregator shows that pattern playing out unevenly here. ZIP 02493 (Weston) added 19 days. ZIP 01742 (Concord) added 15. ZIP 02420 added 12. But ZIP 01776 (Sudbury) dropped 5 days, and ZIP 01773 (Lincoln) dropped 1. Some parts of this corridor are moving faster than a year ago, not slower.

Prices: a mixed picture

The Federal Housing Finance Agency reported U.S. house prices rose 2.6% from July 2025 to July 2026. This corridor is not one number. The Real Estate Data Aggregator shows ZIP 01742 (Concord) up 14.4% in median sale price, to $1,725,000. ZIP 01776 (Sudbury) rose 12.3% to $1,550,000 (that is ZIP 01773, Lincoln). ZIP 01742 (Concord) rose 14.4%. But ZIP 02420 fell 16.5%, and ZIP 01741 (Carlisle) dropped 14.8%. Prices are not moving in one direction here.

A quick note on Carlisle: the Real Estate Data Aggregator counted only 17 homes sold there in the three months ending August 31, 2026. With a small number of sales, one or two unusual homes can move the median a lot. The 14.8% drop may reflect the mix of homes that sold, not a broad price decline.

What the rate picture means for this market

Realtor.com reported that mortgage rates topped 7% for the first time since January 2025. Fannie Mae, as reported by CNBC on October 14, 2026, is forecasting a 30-year fixed rate of 7.4% in the fourth quarter of 2026 and 7.5% through 2027. That is not a small number. It puts pressure on buyers at every price point in this corridor. It also helps explain why CNBC reported pending home sales down 8.5% year over year nationally in September, per Zillow. Some of that is showing up here too: pending sales in ZIP 01741 (Carlisle) fell 51.9%, and in ZIP 01773 (Lincoln) they dropped 50%, per the Real Estate Data Aggregator. Not every ZIP looks like that, but rates are a real factor.

The speed story: many homes still go fast

Even with more inventory and higher rates, a lot of homes in this corridor are going under contract quickly. The Real Estate Data Aggregator counted 66.7% of homes in ZIP 01773 (Lincoln) going under contract within two weeks of listing. In ZIP 01460 (Littleton), that share was 64.3%. In ZIP 01741 (Carlisle), 61.5%. Those are not slow markets. ZIP 02493 (Weston) is the outlier: only 14.3% went under contract within two weeks there.

In short
  1. More homes are coming to market across this corridor.
  2. Inventory is up in nearly every ZIP code.
  3. But supply is still 1.2 to 2.9 months in most places, well below the 6 months that signals balance.
  4. Most homes are still selling above list.
  5. Many are going under contract within two weeks.
  6. The higher end, especially Weston and parts of Concord, is moving more slowly and seeing more negotiation.
  7. One street can read very differently from the ZIP code around it.
  8. These numbers cover the three months ending August 31, 2026, and your home's story may not match the average.
