More listings are showing up, but many homes still sell over asking

These are the three months ending August 31, 2026. Across the northwest suburbs, more homes are sitting on the market than a year ago. That shift is real. But in most ZIP codes, the average sale still closed above asking price, per the Real Estate Data Aggregator. Pricing matters more now, not less.

Realtor.com reported that days on market in the Boston metro area rose 6 days year over year. This corridor is showing the same pattern. Days on market are up in most of these towns, sometimes by a little, sometimes by a lot. The gap between ZIP codes is wide enough to matter.

How much inventory has changed

The inventory jump is not uniform. The Real Estate Data Aggregator counted homes for sale up 87% in ZIP 01720 (Acton area) and up 125% in ZIP 01460 (Littleton area) compared with the same three months in 2025. That is a big swing. Other areas moved less. ZIP 02493 (Weston) actually saw homes for sale fall 32%.

Most homes still sold above asking, but the spread is wide

Here is the honest read. The Real Estate Data Aggregator shows ZIP 01460 (Littleton) averaged 103% of list price, and ZIP 01720 (Acton area) averaged 102.5%. Those are strong numbers. ZIP 01742 (Concord) averaged 98.3% and ZIP 02493 (Weston) averaged 98.1%. Those two averaged below list. Same corridor, very different results.

Days on market: where buyers are waiting longer

ZIP 02493 (Weston) had a median of 44 days on market, up 19 days from a year ago, per the Real Estate Data Aggregator. ZIP 01742 (Concord) was at 36 days, up 15 days. Those are meaningful shifts. Meanwhile ZIP 01460 (Littleton) sat at 19 days, actually 1 day shorter than last year. ZIP 01720 (Acton area) was at 20 days, just 1 day longer.

How fast homes go under contract

Speed tells a different story than days on market alone. The Real Estate Data Aggregator found that 66.7% of homes in ZIP 01773 (Lincoln) went under contract within two weeks of listing. ZIP 01741 (Carlisle) was at 61.5%, and ZIP 01460 (Littleton) at 64.3%. Those are fast markets. ZIP 02493 (Weston) was at 14.3%, down 9.4 points from a year ago. That is a slow one.

Median sale prices across the corridor

Prices range widely here. The Real Estate Data Aggregator put the median sale price in ZIP 01754 (Maynard) at $604,500 and in ZIP 02493 (Weston) at $2,489,500. These are not the same market, even if they share a rough geography. Some prices rose year over year. Some fell. Neither direction is a guarantee going forward.

What mortgage rates are doing to buyers right now

Rates are not helping. CNBC reported the average contract rate on a 30-year fixed mortgage with a conforming loan balance rose to 7.49% in the week ending October 7, 2026. That is up from 7.30% the prior week, per CNBC. Realtor.com noted rates topped 7% for the first time since January 2025. CNBC also reported that purchase applications fell 2% for the week. That is the backdrop buyers in this corridor are working with.

What this means if you own a home here

More competition is real. Months of supply rose in almost every ZIP code the Real Estate Data Aggregator tracked. ZIP 01741 (Carlisle) went from roughly 1.8 to 3.1 months. ZIP 01778 (Wayland) went from 1.2 to 2.1 months. That is not a collapsed market, but it is a shift. Buyers have more to look at. Sellers who price sharply are still winning. Sellers who price loosely are sitting longer.

The Federal Housing Finance Agency reported U.S. house prices rose 2.6% from July 2025 to July 2026, and 0.3% from June to July on a seasonally adjusted basis. Nationally, prices are still moving up, just slowly. This corridor is mixed: some towns up, some down, depending on the ZIP code and the price range.

  6. Pricing is the variable that separates the homes that fly from the ones that sit.

One more thing worth knowing. These numbers cover whole ZIP codes. One street, one price range or one style of home can read very differently from the ZIP code average.
