More listings are showing up, but Boston - South is not moving as one market

By Patrick & Alana Scanlon
Real estate, Boston - South

Here is the one thing that changes everything: where you are in Boston - South right now matters more than any area-wide number. Redfin counted 12,830 sellers against 11,946 buyers in the Boston market in September 2026. That 7.4% seller surplus is real. But inside Boston - South, the Real Estate Data Aggregator found months of supply ranging from 1.3 to 7.2, depending on the ZIP code. Those are not the same market.

The supply split, ZIP by ZIP

These numbers are from the Real Estate Data Aggregator for the three months ending August 31, 2026. Read them as a range, not an average.

02119 and 02121 are at 7.2 months each, per the Real Estate Data Aggregator. That is buyer territory. 02132 and 02131 are at 1.3 and 1.6 months. That is still very tight. The same broad area, very different conditions.

Where homes are selling fast, and where they are sitting

Days on market tells a similar story. These are Real Estate Data Aggregator figures for the three months ending August 31, 2026.

In 02122, the median home sat 36 days. In 02131, 02130 and 02136, it was 21 days. That 15-day gap is not small. It changes how you write an offer, and how you price a listing.

Prices are holding, but not everywhere

Median sale prices across Boston - South ranged from $575,000 to $1,150,000 in the three months ending August 31, 2026, per the Real Estate Data Aggregator. Most ZIPs are holding or gaining. A few dipped.

Two notes of caution. 02120 had 7 homes sold, and 02121 had 12, per the Real Estate Data Aggregator. Small counts move medians a lot. Those percentage changes are real, but they reflect thin volume.

Where buyers are competing hardest

The share of homes that sold above list price tells you where pricing discipline matters most. These are Real Estate Data Aggregator numbers for the three months ending August 31, 2026.

In 02131, more than half of homes sold above list price. Sellers there averaged 103.4% of list price, per the Real Estate Data Aggregator. In 02120, homes averaged 95.3% of list. Pricing the same way in both ZIP codes would be a mistake.

New listings are up, but not evenly

The Real Estate Data Aggregator counted 751 new listings across Boston - South in the three months ending August 31, 2026. That is more supply than a year ago in most ZIPs. But more listings do not automatically mean more sales.

In 02119, new listings jumped 64.7% year over year, per the Real Estate Data Aggregator. But homes sold fell 31% in the same ZIP. More listings, fewer closings. That is the definition of a market tilting toward buyers.

In 02136, new listings rose 43.1% year over year, per the Real Estate Data Aggregator. Yet nearly 46% of homes went under contract within two weeks. Supply arrived and buyers absorbed most of it.

What the wider picture adds

Redfin reported in October 2026 that sellers outnumbered buyers by 7.4% across the Boston market, with 12,830 sellers and 11,946 buyers in September 2026. That surplus shows up in some Boston - South ZIP codes clearly. It does not show up the same way in all of them.

Realtor.com reported that mortgage rates topped 7% in September 2026. That slows buyers everywhere. It hits harder in ZIP codes where supply is already elevated and homes are sitting longer.

Redfin also noted that the median U.S. home-sale price rose just 0.5% year over year, the slowest growth since March, and that the median asking price fell 0.3% year over year, the first such decline since March. Boston - South is outpacing those national figures in most ZIP codes, but the softer ZIPs here are moving in a similar direction.

Speed: which ZIP codes are moving fastest

The share of homes going under contract within two weeks is one of the cleaner signals. These are Real Estate Data Aggregator figures for the three months ending August 31, 2026.

What this means if you own here

If your home is in 02131, 02130 or 02132, the data still leans your way as a seller. Supply is tight. Homes are moving. More than 40% sold above list price in each of those ZIP codes, per the Real Estate Data Aggregator.

If your home is in 02119 or 02121, you have more competition. Supply is at 7.2 months in both, per the Real Estate Data Aggregator. Buyers have more choices. Pricing and condition matter more, not less.

In 02122 and 02126, days on market stretched 12 to 14 days longer than a year ago, per the Real Estate Data Aggregator. That is not a crisis, but it is a signal. Homes that are priced well are still selling.

In short
  1. Boston - South added more listings in the three months ending August 31, 2026. That is true across most ZIP codes.
  2. But supply, speed and pricing strength split sharply by neighborhood.
  3. One part of this market is at 1.3 months of supply.
  4. Another is at 7.2. Those are not the same conversation.
