More listings are showing up, but Boston - South is not moving at one speed

The headline number for Boston - South is simple: 886 new listings hit the market in the three months ending July 31, 2026, according to the Real Estate Data Aggregator. More supply is real. But that supply is not spread evenly, and that is the part that changes what a seller should do.

Realtor.com reported that time on market in Boston rose 6 days year over year. That tracks. But inside Boston - South, the Real Estate Data Aggregator shows a range that one number cannot capture. One ZIP sits at 1.5 months of supply. Another sits at 6.3. Those are two different markets sharing the same city.

How much supply each ZIP is carrying

ZIP 02120 recorded only 1 sale in the period, per the Real Estate Data Aggregator. Its 18.4 months of supply is a real number, but thin volume makes it an outlier. The story worth watching is the gap between 02119 at 6.3 months and 02131 at 1.5 months. That is a genuine split, and it is playing out in the same market.

The tightest ZIPs: 02131 and 02132

ZIP 02131 (Rozzie) had 1.5 months of supply, per the Real Estate Data Aggregator. Homes there went under contract within two weeks at a 55.9% rate. The median sale price was $774,500, up 8.3% from the same three months in 2025. Sellers averaged 103.8% of list price. That is a ZIP where pricing at market still gets results.

ZIP 02132 (West Rox) was close behind at 1.6 months of supply. More than half of homes, 52.9%, went under contract within two weeks. The median sale price was $846,150, though the Real Estate Data Aggregator shows that was down 5.7% from a year before. Sellers still averaged 102% of list. Volume is there. Pricing to the current market, not last year's, is the move.

Jamaica Plain: busy, but supply is climbing

ZIP 02130 (Jamaica Plain) had the most activity in Boston - South. The Real Estate Data Aggregator counted 146 homes sold and 184 new listings in the three months ending July 31, 2026. The median sale price was $857,500, up 6.5%. Homes for sale rose 40.9% from a year before. Supply is at 2.0 months, still tight. But that inventory jump is worth watching if you are pricing here.

Where supply is building: 02119

ZIP 02119 is the ZIP to watch on the slower side. The Real Estate Data Aggregator counted 6.3 months of supply for the three months ending July 31, 2026, up 1.9 months from a year before. Only 24% of homes went under contract within two weeks. Days on market rose 5 days year over year. Homes sold at 99.3% of list, meaning sellers who priced too high gave ground.

Redfin reported that 23.8% of Boston sellers dropped their asking price in the four weeks ending September 20, 2026. That fits what the Real Estate Data Aggregator shows in 02119. More supply, slower pace, and a sale-to-list ratio that has slipped. Sharp pricing from the start is not optional here.

A few ZIPs with interesting moves

ZIP 02125 (Dorchester, Savin Hill side) picked up speed. The Real Estate Data Aggregator shows homes sold up 43.5% year over year, days on market dropped 13 days, and the share going under contract within two weeks rose 12.2 points to 41.4%. Supply dipped 1.6 months. That is a ZIP moving in the other direction from 02119.

ZIP 02126 (Mattapan) tells a different story. Days on market rose 11 days, per the Real Estate Data Aggregator. Sale-to-list fell to 98.7%, down 2.4 points. The share going under contract within two weeks dropped 23.7 points to 28%. New listings actually fell 20.5%, so this is not a flood of supply. It is a ZIP where buyer demand has softened and sellers need to know that.

ZIP 02121 had only 13 sales in the period, down 50% year over year, per the Real Estate Data Aggregator. The median sale price jumped 26.4% to $851,000. With that few transactions, one or two unusual sales can move the median sharply. We would not read that price change as a trend without more volume behind it.

The wider picture: prices are still rising nationally, but Boston is slowing

The Federal Housing Finance Agency reported U.S. house prices rose 2.6% from July 2025 to July 2026, and 0.3% month over month in July on a seasonally adjusted basis. Redfin reported a 0.25% month-over-month gain in August. Nationally, prices are moving, just slowly.

Realtor.com put the median list price for the Boston-Cambridge-Newton metro at $784,778 in September 2026. For context, Realtor.com also reported the median list price across the broader South region at $379,000 that same month. Boston - South is priced well above that regional figure. Time on market in Boston rose 6 days year over year, per Realtor.com. That matches what the Real Estate Data Aggregator shows across several Boston - South ZIPs. More supply, a few more days to find a buyer, and a market where the right price still wins but the wrong one sits.

Redfin also noted that mortgage rates remain above 7%. That is real friction for buyers. It does not stop sales in the tightest ZIPs, but it slows decisions in the ones where supply is already building.

One more data point worth knowing: Realtor.com reported the median asking rent in the Boston-Cambridge-Newton metro at $2,959 in August 2026, down 2.4% year over year. Rents are still high by any measure, but that dip is a signal that the rental market is softening a little too. For buyers weighing rent versus ownership, the math is worth running either way.

What this means if you own here

Boston - South is not one market right now. ZIP 02131 and 02132 are moving fast. ZIP 02130 is busy but worth watching as inventory grows. ZIP 02119 and 02126 are slower, and sellers there need a price that reflects today, not 2025.

The Real Estate Data Aggregator counted 537 homes for sale and 651 pending sales across all of Boston - South in the three months ending July 31, 2026. More homes are available than a year ago in most ZIPs. Buyers have a little more to look at. That makes pricing sharper work, not easier.
