More homes sold here, but new supply barely moved
Buyers kept showing up. That is the one fact that matters most for homeowners here right now. Freddie Mac put the 30-year fixed rate at 7.40% as of October 8, 2026. Rates that high slow things down in a lot of markets. They have not stopped this one.
The Real Estate Data Aggregator counted 445 homes sold across these four ZIP codes in the three months ending August 31, 2026. That is up 4% from the same stretch in 2025. New listings rose only 0.9% to 452. So demand grew faster than supply did. That gap is what keeps sellers in a decent position, even with borrowing costs this high.
Nationally, the picture is a little softer. Realtor.com reported that 20.8% of listings carried a price reduction in September, the highest share since October 2022. Redfin reported that 21.1% of U.S. sellers with active listings cut their asking price in the four weeks ending September 20, 2026, up from 19.8% a year earlier. Metro West has not moved that way, at least not yet.
Prices dipped, but homes still sold above list
Every ZIP code here saw the median sale price fall a little compared with a year ago. That is worth saying plainly. But homes still closed above list price on average in all four areas. Buyers are competing. They are just not paying quite as far over asking as they were.

ZIP by ZIP: what the numbers actually show
ZIP 01760 (Natick) had the highest median sale price at $911,000, per the Real Estate Data Aggregator. It also had the tightest supply: just 1.1 months, down 0.5 months from a year ago. Homes for sale there fell 27.8% year over year. That is a notable tightening even as prices slipped 4.1%.
ZIP 01701 (Framingham) had the strongest above-list performance. The Real Estate Data Aggregator found that 56.6% of homes there sold above list price. The average sale came in at 101.6% of list. New listings in 01701 rose 17.4% to 142, the biggest jump of any ZIP here. More sellers came to market, and buyers still absorbed them.
ZIP 01702 (Framingham) had the biggest sales jump. The Real Estate Data Aggregator counted 88 homes sold, up 33.3% from a year ago. The median sale price was $604,500, down 5.5%. More volume, lower price. That combination often means buyers found value and moved on it.
ZIP 01752 (Marlboro) was the one area where sales fell. The Real Estate Data Aggregator counted 93 homes sold, down 12.3%. Pending sales dropped 8.3% too. Supply ticked up 21.2%. It is the softest corner of this market right now, though homes still sold at 100.5% of list on average.
Speed: most homes went under contract fast
The Real Estate Data Aggregator found that 59.4% of homes in ZIP 01702 went under contract within two weeks of listing. In ZIP 01701, it was 59.3%. In ZIP 01752, it was 52%. In ZIP 01760, it was 49.1%. Even the lowest of those four figures means roughly half of all homes found a buyer in two weeks or less.
The national backdrop
Freddie Mac put the 15-year fixed rate at 6.73% as of October 8, 2026. The Federal Housing Finance Agency reported that U.S. house prices rose 2.6% from July 2025 to July 2026, and 0.3% from June to July 2026 on a seasonally adjusted basis. Nationally, prices are still moving up, just slowly. Metro West prices dipped year over year. Those two things can both be true at once, and they often are at the ZIP code level.
