More homes hit the market in Tewksbury, but buyers are still moving fast
The Real Estate Data Aggregator counted 42 homes for sale in ZIP 01876 during the three months ending August 31, 2026. That is up 133.3% from the same period in 2025. More supply is real. But buyers have not slowed down much.
The Real Estate Data Aggregator found that 66.4% of Tewksbury homes went under contract within two weeks of listing. That share is down 8.3 points from a year ago. So a few more homes are taking longer. But the majority are still moving quickly.
Prices dipped a little
The Real Estate Data Aggregator put the median sale price at $679,000 for the three months ending August 31, 2026. That is down 3.9% from the same months in 2025. A small dip, not a slide. Nationally, the Federal Housing Finance Agency reported U.S. house prices rose 2.6% from July 2025 to July 2026. Tewksbury moved the other direction this period, which is worth knowing if you are setting a price.
Most homes still sold over asking
The Real Estate Data Aggregator found that 60.9% of Tewksbury homes sold above list price. That is down 8.3 points from a year ago. Still, nearly 3 in 5 homes cleared their asking price. The average sale-to-list ratio was 102.7%, also per the Real Estate Data Aggregator. Down 1.4 points from last year, but still above 100%.
More listings, more demand
The Real Estate Data Aggregator counted 106 new listings in ZIP 01876 for the three months ending August 31, 2026. That is up 35.9% from a year ago. Pending sales hit 113, up 43%. Sellers are listing more, and buyers are keeping pace. Nationally, Realtor.com reported active listings topped 1.16 million homes in September 2026. Tewksbury is part of that same trend toward more supply.
Rates are a real factor right now
CNBC reported the average contract rate on a 30-year fixed mortgage climbed to 7.49% as of the week ending October 7, 2026. Realtor.com noted rates crossed above 7% for the first time since January 2025. That is a real cost for buyers. It also helps explain why Realtor.com found 20.8% of listings nationally took a price cut in September, the highest share since October 2022. Tewksbury's median price dipped 3.9%, which fits that same pattern.
