More homes hit the market here, but buyers are still absorbing them
Here is the headline number: the Real Estate Data Aggregator counted 613 new listings across MetroSouth in the three months ending August 31, 2026. Buyers matched almost every one. Pending sales came in at 565. That is more choice than last year in some parts of this market, but it is not a pileup.
Realtor.com reported that 20.8% of U.S. listings took a price cut in September, up 0.9 percentage points from a year before. That is a national signal. The local picture is more mixed, and the ZIP code you are in changes the story a lot.
Prices: mostly holding, with a few exceptions
Most ZIP codes here held or grew their median sale price year over year. Two slipped. The Real Estate Data Aggregator shows ZIP 02072 (Stoughton) dropped 9.4%, landing at a median of $565,000. ZIP 02368 (Randolph) dipped 3.6%, to $580,000. Those are real moves worth knowing if you own in either town.
The Federal Housing Finance Agency reported U.S. house prices rose 2.6% from July 2025 to July 2026. Most of MetroSouth is running close to that pace or ahead of it, with a couple of exceptions.
Buyers are still paying over list, almost everywhere
Every ZIP in this market averaged a sale price above list price. That is not nothing. The Real Estate Data Aggregator shows ZIP 02072 at 102.6% of list. ZIP 02343 came in at 102.5%. ZIP 02370 hit 102.4%. Even the lowest, ZIP 02368 at 101.3%, still means the average seller got more than they asked.
That said, the share of homes selling above list is down in most ZIPs compared with a year ago. ZIP 02302 dropped 15.2 points to 51.9%. ZIP 02368 dropped 15.9 points to 48.8%. ZIP 02301 fell 5.6 points to 54.6%. Fewer bidding wars does not mean no bidding wars. It means pricing right matters more than it did.
How fast homes are moving
Median days on market stayed short across the board. The Real Estate Data Aggregator shows a range of 21 days in ZIP 02072 to 27 days in ZIP 02302. Most ZIPs added a few days compared with last year. ZIP 02302 added 7 days. ZIP 02072 held flat. Nothing here signals a slow market, but the extra days do give buyers a little more room than they had.
One ZIP that is moving differently: 02370
ZIP 02370 stands out. The Real Estate Data Aggregator shows 65% of homes there sold above list, up 10.8 points from a year ago. The median sale price rose 9.3% to $601,000. Months of supply held at 1 month, unchanged from last year. And 58.3% of homes went under contract within two weeks, up 10.5 points. That ZIP is tighter than the rest of this market right now.
Supply is up in some spots, not others
ZIP 02301 saw homes for sale jump 40.8% year over year, to 107. That is the biggest inventory shift in this group. ZIP 02302 added 28.6%. ZIP 02072 added 25%. On the other side, ZIP 02368 actually saw inventory drop 4.2%. More supply in one ZIP does not tell you anything about the ZIP next door.
Rates are making this harder for buyers
Mortgage rates crossed 7% for the first time since January 2025, according to Realtor.com. A separate report from CNBC put the Fannie Mae forecast for the 30-year fixed rate at 7.4% in the fourth quarter of 2026 and 7.5% through 2027. That monthly payment pressure is real. Realtor.com reported the typical U.S. homebuyer's monthly payment reached $2,777, the highest on record except for the week before.
Higher rates slow some buyers down. They do not stop all of them. The 565 pending sales across MetroSouth in this period say buyers are still moving.
What this means if you own here
More listings means more competition than a year ago in some parts of MetroSouth. Buyers still have limited supply to choose from, and they are still paying over list on average. But the window for overpricing and getting away with it has narrowed. Homes that are priced well and show well are still moving in three weeks or less. The ones that are not are sitting a little longer.
- MetroSouth added more listings in the three months ending August 31, 2026, and buyers absorbed nearly all of them.
- Prices held in most ZIPs.
- A few dipped.
- Every ZIP averaged a sale price above list.
- Days on market are still short.
- The market is not the same in every ZIP, and it is not the same on every street within a ZIP.
One more thing: these are ZIP-code averages. One street can read very differently from the whole ZIP. If your home is in this market and you want to know where your specific address lands, that is a different conversation than what the data above can tell you.
