More homes hit Norfolk County - Central, and buyers are using them

More homes came to market. More buyers went under contract. That combination tells you something useful about where this area stands right now.

The Real Estate Data Aggregator counted 295 homes for sale across Norfolk County - Central in the three months ending August 31, 2026. That is up 48.2% from the same three months in 2025. More competition for sellers is real. But demand did not sit still.

The Real Estate Data Aggregator counted 553 new listings in the area, up 34.2% year over year. That is a lot of fresh supply. At the same time, 465 sales went pending, up 9.7%. Buyers are engaging. They are just being choosier about which homes they chase.

Rates make this harder for everyone

CNBC reported the average 30-year fixed rate rose to 7.49% as of October 7, 2026. That is not a small number. Realtor.com put rates above 7% as of September 30, 2026, the first time that happened since January 2025. Higher rates slow buyers down. They also keep some would-be sellers in place. Both things are true at once.

CNBC also reported that mortgage purchase applications fell 2% for the week ending October 7, 2026. That is a small dip, not a collapse. But it is worth watching as rates stay elevated.

Price cuts are showing up nationally

Realtor.com reported that 20.8% of listings nationally had price cuts in September 2026, the highest share since October 2022. That is a national number, not a Norfolk County number. But it sets the backdrop. Buyers elsewhere are pushing back on price. Sellers here should know that.

How each ZIP code read differently

The area-wide numbers tell one story. Each ZIP code tells another. Here is a quick look at median sale prices and days on market across the eight ZIP codes the Real Estate Data Aggregator tracks.

Where inventory grew the most

Not every ZIP saw the same inventory surge. The Real Estate Data Aggregator shows homes for sale rose 170.6% in ZIP 02081 and 80.8% in ZIP 02067. ZIP 02090 was the outlier: homes for sale there fell 28%. More supply in one town does not mean more supply everywhere.

Demand is still moving, even with more supply

More listings did not mean buyers walked away. The Real Estate Data Aggregator shows that in ZIP 02032, 84.6% of homes went under contract within two weeks of listing. In ZIP 02021, that share was 60.4%, up 7.1 points from a year before. In ZIP 02026, it fell to 50%, down 12.4 points. Same general area, very different pace.

Prices went different directions

Some ZIP codes saw prices rise. Others dipped. The Real Estate Data Aggregator shows ZIP 02090 up 15% year over year to $1,415,000. ZIP 02026 fell 5.9% to $755,000. ZIP 02021 fell 3.7% to $722,500. More inventory does not automatically push prices down everywhere, and it does not protect every seller either.

The bigger picture from Realtor.com

Realtor.com reported active listings nationwide grew to over 1.16 million homes for sale as of September 30, 2026. More supply is a national story, not just a local one. The Federal Housing Finance Agency reported U.S. house prices rose 2.6% from July 2025 to July 2026. Prices are still up nationally, but the pace of gains is slower than it was a few years ago.

In short
  1. More homes came to market across Norfolk County - Central in the three months ending August 31, 2026. Buyers are still active, pending sales rose 9.7%, and most homes still sold above list price.
  2. But inventory is up 48.2%, rates sit at 7.49%, and price direction split by ZIP.
  3. Pricing and timing still matter, probably more than they did a year ago.
