More homes are hitting Norfolk County - Central, and buyers are using them

Real estate, Norfolk County - Central

The one fact that changes what you should do right now: the Real Estate Data Aggregator counted 295 homes for sale across Norfolk County - Central in the three months ending August 31, 2026. That is up 48.2% from the same period a year before. More competition for sellers. More options for buyers. That is the whole story in two sentences.

Here is what makes this interesting. The Real Estate Data Aggregator shows 465 pending sales across the area, up 9.7% from a year ago. Supply grew faster than demand, yes. But demand still grew. Buyers did not walk away when more choices appeared. They kept buying.

Nationally, Realtor.com reported active listings grew to over 1.16 million homes for sale. Norfolk County - Central moved the same direction. The difference: this area's pending sales held up better than the national picture. CNBC reported, citing Zillow, that pending home sales nationally were down 8.5% year-over-year in September. Here, they were up 9.7%. That gap matters.

One honest note on rates. Realtor.com reported mortgage rates surged above 7% for the first time since January 2025. Fannie Mae, as reported by CNBC, forecasts the 30-year fixed rate at 7.4% for the fourth quarter of 2026 and 7.5% for all of 2027. Higher rates slow some buyers. They have not stopped them here, at least not through August 31.

What each ZIP code is doing

The area-wide numbers are a starting point. Each ZIP code has its own story. Here is what the Real Estate Data Aggregator counted for the three months ending August 31, 2026.

Prices: some up, some down, none in freefall

Three ZIPs saw median prices dip. The Real Estate Data Aggregator put the median sale price in 02021 at $722,500, down 3.7% from a year before. In 02026, it was $755,000, down 5.9%. In 02081, $770,000, down 1.4%. Those are real dips, not rounding errors. But they are not collapses either.

Five ZIPs moved the other way. The Real Estate Data Aggregator counted a median of $1,415,000 in 02090, up 15%. In 02032, $912,500, up 11.6%. In 02067, $890,000, up 6.8%. In 02062, $754,375, up 7.8%. In 02056, $848,000, up 5.1%. The Federal Housing Finance Agency reported U.S. house prices rose 2.6% from July 2025 to July 2026. Several of these ZIPs beat that number by a wide margin.

Speed: homes are still moving fast

More supply has not meant slow sales. The Real Estate Data Aggregator counted a median of 16 days on market in 02090 and 17 days in both 02081 and 02032. The slowest ZIP, 02067, came in at 23 days. That is still under a month.

Look at the share of homes going under contract within two weeks of listing. In 02032, the Real Estate Data Aggregator counted 84.6% of homes under contract within two weeks, up 47.1 points from a year before. In 02021, 60.4%, up 7.1 points. In 02081, 56.7%, up 4.5 points. Speed held up across most of the area.

Are buyers still paying over list?

Yes, in most ZIPs. The Real Estate Data Aggregator put the average sale-to-list ratio in 02032 at 106.4%, up 4.4 points from a year before. In 02062, 103.2%, up 0.9 points. In 02081, 103%, up 1.1 points. In 02056, 101.7%, up 0.7 points. Even the lowest, 02067 at 100.3%, means the typical home sold right at list.

The share selling above list tells the same story. The Real Estate Data Aggregator counted 75% of homes in 02032 selling above list, up 8.3 points. In 02081, 61.1%, up 7.9 points. In 02056, 59.3%, up 16.4 points. Not every ZIP moved that way: 02090 was at 46.9%, down 14.8 points. More supply there may be giving buyers a little more room.

Supply grew a lot. Is that a problem?

Supply growing is not automatically bad for sellers. It depends on how fast it moves. The Real Estate Data Aggregator put months of supply in 02090 at 1.1 months, down 0.2 months from a year before. In 02026 and 02062, both 1.4 months. In 02032, 1.2 months. Under two months of supply is still a seller-leaning number, even if it is looser than last year.

The biggest supply jump was in 02081: homes for sale up 170.6%, months of supply up 1.2 months to 2 months. In 02067, homes for sale up 80.8%, months of supply up 0.9 months to 2.2 months. In 02021, homes for sale up 64.1%, months of supply up 0.6 months to 2.3 months. Those are the ZIPs where sellers face the most new competition.

One broader note. Realtor.com reported that 20.8% of listings nationally saw price cuts in September, the highest share since October 2022. We do not have a local price-cut count to set beside that. But with months of supply still under 2.5 everywhere in this area, the pressure to cut is not the same here as in softer markets.

In short
  1. The Real Estate Data Aggregator counted 295 homes for sale across Norfolk County - Central in the three months ending August 31, 2026, up 48.2%.
  2. New listings hit 553, up 34.2%.
  3. But 465 pending sales, up 9.7%, and 523 closed sales, up 7%, show buyers absorbed a lot of that supply.
  4. Speed held up.
  5. Most ZIPs still saw homes sell above list.
  6. The market has more room than a year ago.
  7. It has not gone quiet.

One last thing. These are ZIP-code numbers. One street can read very differently from the ZIP it sits in. A block with no recent sales, a mix of lot sizes, or one unusually priced listing can shift your read entirely. The data above is where we start, not where we stop.
