More choices showed up here, but buyers still kept pace

Here is the number that matters most right now. The Real Estate Data Aggregator counted 609 new listings across Needham, Newton, and Wellesley in the three months ending July 31, 2026. Buyers answered with 549 pending sales. That gap is not wide. More supply showed up, and demand absorbed most of it.

Sellers: more competition does not mean no demand. Buyers: more choices showed up, but not much room to drift on price or timing. The market is still moving. It is just moving a little differently depending on which street you are on.

The wider picture

Realtor.com reported the Boston-Cambridge-Newton metro median home price at $784,778 in September 2026. That is the metro, not your street. The ZIP-by-ZIP story here runs from $1,270,000 to $2,640,000, per the Real Estate Data Aggregator. Realtor.com also reported that mortgage rates topped 7% in September 2026 for the first time since January 2025. Rates at that level tend to slow buyers down. The fact that 549 contracts still went pending here says something about how much demand this area holds.

Renting nearby is not getting cheaper either. Realtor.com reported the median asking rent in the Boston-Cambridge-Newton metro area at $2,959 in August 2026, down 2.4% from a year earlier. Rents dipped a little, but at nearly $3,000 a month, owning still competes on cost for many households. That keeps some buyer demand in place even when rates are above 7%.

Price cuts are rising nationally. Here, most homes still sold over list.

Realtor.com reported that 20.8% of U.S. listings took a price cut in September 2026, the highest share since October 2022. That is a national number. In this market, most ZIP codes still saw more than 30% of homes sell above list price, and several saw more than half. That said, some ZIP codes showed the above-list share falling from a year ago. Price discipline still matters.

Speed: still fast in most spots, slower in a few

Median days on market rose in most ZIP codes compared with the same three months in 2025, per the Real Estate Data Aggregator. That is not a collapse. It is a reset. Buyers have a little more time to think. But in ZIP 02481 (Wellesley) and ZIP 02482 (Wellesley), the median was still just 15 days. ZIP 02460 (Newton) came in at 16 days. Those are not slow markets.

Supply is still tight. It just got a little less tight.

The Federal Housing Finance Agency reported U.S. house prices rose 2.6% from July 2025 to July 2026. This market runs well above that price level, and supply is still thin. The Real Estate Data Aggregator counted months of supply ranging from 1.3 months in ZIP 02461 to 3.1 months in ZIP 02462. Anything under three months generally favors sellers. Most of this market is there.

Prices: mostly up, with a few ZIP codes down from last year

Median sale prices rose in most ZIP codes year over year, per the Real Estate Data Aggregator. ZIP 02481 (Wellesley) led at $2,640,000, up 17.5%. ZIP 02468 (Newton) came in at $2,184,000, up 15.9%. A few ZIP codes showed median prices down from a year ago, including ZIP 02465 (Newton) at $1,397,500, down 25.9%, and ZIP 02466 (Newton) at $1,325,000, down 25.6%. Those drops are large on paper. But both ZIP codes also saw far more homes sold than a year ago, which can shift the median even when individual homes hold value. Read those numbers carefully, not as a straight price decline.

What this means for you

For sellers, the headline is calm. More listings came to market, and buyers kept up. Prices are still above list in most ZIP codes, and supply is still thin. But days on market crept up in most areas. Pricing well from the start matters more now than it did a year ago.

For buyers, more choices is real. Realtor.com reported that nationally, 20.8% of listings saw price cuts in September 2026, a four-year high. You may find more room to negotiate than a year ago, especially in ZIP codes where above-list sales fell. But the fastest ZIP codes are still moving in two to three weeks. Know your window.
