MetroWest has more listings, but buyers are still signing quickly

Here is the number that changes what a seller should do right now. The Real Estate Data Aggregator counted 334 homes for sale across MetroWest in the three months ending August 31, 2026. That is up 25.6% from the same months of 2025. More competition on your street is not a guess. It is a fact.

So what does that mean? Sellers have more neighbors to compete with. But the Real Estate Data Aggregator also counted 501 pending sales across MetroWest in those same three months, up 2.5% from a year ago. Buyers are still writing offers. They are just getting a little more selective.

Rates are making buyers pause nationally

Rates are not helping. CNBC reported the average 30-year fixed rate on conforming loans climbed to 7.49% in the week ending around October 7, 2026. Realtor.com put the 30-year rate at 7.40% as of October 8, 2026. Those are the highest levels since January 2025, according to Realtor.com. CNBC also reported that applications to purchase a home fell 2% for the week, and refinance applications were 56% lower than the same week a year ago. Nationally, Realtor.com reported active listings topped 1.16 million homes in September 2026. Price cuts hit 20.8% of listings nationally in September, the highest share since October 2022, per Realtor.com. MetroWest is not immune to that pressure. But it is not the same story either.

Speed still varies a lot by ZIP code

The Real Estate Data Aggregator shows that most MetroWest ZIP codes are still moving homes in under four weeks. That said, not every ZIP reads the same. ZIP 02493 had a median of 44 days on market, 19 days longer than a year ago. ZIP 01778 sat at 25 days. Most others landed between 16 and 22 days. The difference between those ZIP codes is not small.

Homes are still selling above list in most ZIP codes

This is the part sellers need to hold onto. The Real Estate Data Aggregator shows that in eight of the ten ZIP codes, the average sale price came in above list price. ZIP 02474 averaged 103.5% of list. ZIP 02476 averaged 103.2%. ZIP 02478 averaged 102.2%, and more than half the homes there sold above list. ZIP 02493 was the exception, averaging 98.1% of list, with a median sale price of $2,489,500 and 44 days on market. At that price point, with that pace, pricing has to be precise.

Where prices moved up and where they slipped

The Federal Housing Finance Agency reported that U.S. house prices rose 2.6% from July 2025 to July 2026. MetroWest is mixed. Some ZIP codes beat that pace. Some did not. ZIP 01773 saw a median sale price of $1,550,000, up 12.3% from a year ago, per the Real Estate Data Aggregator. ZIP 02452 came in at $825,750, up 7.9%. ZIP 01778 hit $1,190,000, up 7.7%. On the other side, ZIP 02453 came in at $834,000, down 7.3%. ZIP 02451 landed at $790,000, down 5.1%. ZIP 02478 was at $1,405,000, down 4.3%. Realtor.com reported national home prices were down 1.4% year over year as of early October 2026. MetroWest's picture is more varied than either the national gain or the national dip.

What this means if you are thinking about selling

More listings means buyers have options they did not have a year ago. That is real. But 501 pending sales across MetroWest in three months tells us demand is still there. The homes that are moving fast are priced right and show well. The ones sitting longer are not. That gap is widening. One street can read very differently from the ZIP code around it.

  1. Inventory is up 25.6% across MetroWest, per the Real Estate Data Aggregator.
  2. Rates hit 7.49% nationally, per CNBC.
  3. And yet 501 MetroWest buyers went under contract in the three months ending August 31, 2026. Demand did not disappear.
  4. It just got pickier.
  5. Price and prep are doing more work than they were a year ago.
