Metro Boston/West has more listings, but buyers are still signing deals
Here is the one thing that changes what you should do right now. The Real Estate Data Aggregator counted 334 homes for sale across Metro Boston/West in the three months ending August 31, 2026. That is up 25.6% from a year before. More competition for sellers is real. But pending sales rose 2.5% in that same period. Demand did not disappear. It just got more selective.
More listings came to market, and more buyers went under contract. Closings dipped a little, down 3.7% by the Real Estate Data Aggregator's count. That is worth noting, but it is not a collapse. The pipeline is still moving.
What rising inventory actually means for sellers
A year ago, you could price a little high and still get offers. That window is narrower now. With 25.6% more homes to choose from, buyers have room to walk away from a home that is not priced or presented well. The homes that are selling are still selling fast. Across this market, most ZIP codes show median days on market under 25. But the ones that linger, linger longer than they did last year.
How each ZIP code read, three months ending August 31, 2026
These are not the same market. The Real Estate Data Aggregator shows real differences from one ZIP to the next.
The ZIP codes with the most momentum
ZIP 01773 (Lincoln) saw 57.1% of homes sell above list, up 7.1 points from a year before, according to the Real Estate Data Aggregator. Median price there rose 12.3% to $1,550,000. That is notable. Fewer homes sold, 21 in the period, so one or two results can move the numbers. Still, the direction is up.
ZIP 02478 (Belmont) had 59.1% of homes sell above list, up 7.7 points year over year, the Real Estate Data Aggregator shows. Median days on market was just 19. That is the fastest of any ZIP in this group. Inventory there jumped 55.6%, so buyers have more to look at. But well-priced homes are still drawing competition.
ZIP 02476 (Arlington) is worth watching for a different reason. The Real Estate Data Aggregator counted a 35.3% jump in homes sold and a 44.4% rise in pending sales. New listings were up 57.1%. That is a lot of activity moving through at once. Median price edged up just 1.1% to $1,075,000. More volume, steadier prices.
Where it is taking longer
ZIP 02493 (Weston) is the outlier. The Real Estate Data Aggregator put median days on market at 44, up 19 days from a year before. That is more than twice the pace of most other ZIPs here. Only 22.2% of homes sold above list, down 7.4 points. Median price slipped 2.8% to $2,489,500. Homes are still selling, and pending sales rose 10.5%. But buyers at that price point are taking their time, and sellers need to account for that.
ZIP 02452 (Waltham) tells a different story. The Real Estate Data Aggregator counted only 16 homes sold, down 48.4%. But months of supply jumped to 3.5, up 2.5 months. That is the highest supply reading in this group. Prices actually rose 7.9% to $825,750, which shows the homes that did sell were well-received. But the volume drop is real and worth watching.
The rent picture adds context
Realtor.com reported that the median asking rent for 0-to-2-bedroom properties in the Boston-Cambridge-Newton metro area was $2,973 in September 2026. That is down 0.5% from a year before. Realtor.com also found that 33.7% of rental listings in this metro were offering concessions that month. Rents are not rising here the way they were. That may keep some potential buyers renting a little longer, which is part of why pricing a home right matters more than it did.
On the mortgage side, CNBC reported that Fannie Mae forecast the average 30-year fixed rate at 7.4% for the fourth quarter of 2026. That is not a small number. Buyers who are still going under contract, and 501 did in this market in the three months ending August 31, 2026, are making that math work. But it does put a ceiling on what many can afford, which is another reason list price matters.
The national picture, for reference
The Federal Housing Finance Agency reported that U.S. house prices rose 2.6% from July 2025 to July 2026, and 0.3% from June to July on a seasonally adjusted basis. Metro Boston/West is running well above that national pace in most ZIP codes. Realtor.com reported that 20.8% of listings nationally had price reductions in September 2026, the highest share since October 2022. We are not seeing that level of softness here, but the direction of the broader market is worth knowing.
- Metro Boston/West has more homes for sale than a year ago, up 25.6% by the Real Estate Data Aggregator's count.
- Buyers are still signing deals, with 501 pending sales in the three months ending August 31, 2026, up 2.5%.
- Most homes are selling in under 25 days.
- But days on market are creeping up in most ZIPs, above-list sales are slipping in several, and Fannie Mae's forecast puts mortgage rates at 7.4% for Q4 2026 (CNBC).
- Pricing and preparation matter more than they did a year ago.
- That is the honest read.
One more thing. These are ZIP-level numbers. One street can read very differently from the ZIP around it. A corner lot with a new roof on a quiet dead end is not the same as a busy-road colonial that needs work, even if they share a ZIP code. The numbers tell you the direction. We can tell you where your specific home sits within it.
