Lowell has more listings, but buyers are still writing strong offers

The number that matters most right now: the Real Estate Data Aggregator counted 167 homes for sale across Lowell's four ZIP codes in the three months ending August 31, 2026. That is up 29.5% from the same months of 2025. More choice is on the table. But deals are still closing, and buyers are still paying over list.

For context, Realtor.com reported that 20.8% of listings nationally took price cuts in September, the highest share since October 2022. Lowell is not immune to that pressure. But the local numbers tell a more specific story.

More homes for sale, but sales volume rose 9.2% and pending sales barely moved year over year. Demand did not disappear. It is just working through a slightly larger pool of homes.

Buyers are still paying over list

Across all four ZIP codes, the average sale came in above the asking price. That is not a given anywhere right now. CNBC reported the average 30-year fixed mortgage rate hit 7.49% in the week ending October 7, 2026. Rates that high slow buyers down. In Lowell, they have slowed things a little, but not stopped them.

The neighborhoods read differently

Lowell is not one market. The Real Estate Data Aggregator counted 90 homes sold in 01852 alone, up 34.3% from 2025. The median there came in at $538,750, down 4.6% year over year. More volume, lower median. That can mean a different mix of homes sold, not just falling prices.

ZIP 01851 told a different story. The Real Estate Data Aggregator put the median at $566,000, up 7.2% from 2025. Forty homes sold, up 8.1%. Inventory there jumped 55%, yet 45.7% of homes went under contract within two weeks of listing.

ZIP 01854 had the fastest median pace: 23 days on market, per the Real Estate Data Aggregator. It also had the highest share of homes sold above list, at 60.9%. Sales volume fell 11.5% from 2025, but pending sales rose 9.3%. That gap between closed and pending is worth watching.

ZIP 01850 had the most supply, at 3.1 months, and the longest median time on market, at 29 days. The Real Estate Data Aggregator showed the median sale price there at $417,500, down 16.5% from 2025. Inventory was up 44.4%. Sellers in 01850 are working harder for the same result.

Speed: still faster than you might expect

Across the four ZIP codes, median days on market ranged from 23 to 29 days. That is longer than a year ago in every ZIP. But under 30 days is still a fast market by most measures. The share of homes going under contract within two weeks fell in every ZIP, some by a lot. In 01851, that share dropped 23.2 points year over year, per the Real Estate Data Aggregator. Buyers have more time to decide. Not a lot more, but some.

What the national picture adds

The Federal Housing Finance Agency reported U.S. home prices rose 2.6% from July 2025 to July 2026. Month over month, they were up 0.3% in July, seasonally adjusted. Nationally, prices are still moving up, just slowly.

CNBC reported that purchase mortgage applications fell 2% for the week ending October 7, 2026, and were 15% lower than the same week one year ago. Fewer buyers are applying. That is a real headwind. Lowell's pending sales held nearly flat year over year despite it, which says something about local demand.

Realtor.com reported active listings nationally topped 1.16 million in September 2026, with inventory up 5.4% year over year. Lowell's 29.5% inventory increase is well above that national pace. More supply here than the national average, and deals are still closing.

What this means if you own a home in Lowell

More competition is real. Buyers have more to look at than they did a year ago. Homes that are priced right are still selling fast and above list. Homes that are not are sitting longer. The gap between 01850 and 01851 on price change tells you that the ZIP code matters, and so does the block.

In short
  1. Lowell inventory is up 29.5%, but 202 homes sold and 234 went pending in the three months ending August 31, 2026. Every ZIP averaged above list price.
  2. The market is not stalling.
  3. It is sorting.
  4. Priced-right homes are still moving in under a month.
  5. The ones sitting longer are telling you something about the price, not the demand.
