Inventory rose in several MetroSouth pockets, but supply is still tight

Here is the one thing that changes what you should do right now. The Real Estate Data Aggregator counted 340 homes for sale across MetroSouth in the three months ending August 31, 2026. That is more than last year in several pockets. But 340 homes for 565 sold is still a thin market. Sellers have a shortage working for them. Buyers have a few more options. Neither side should assume the other is desperate.

Nationally, Redfin reported that 21.1% of U.S. sellers cut their asking prices in the four weeks ending September 20. That is a real number. MetroSouth is not immune to that pressure. Homes are sitting a few days longer than they did a year ago in most ZIP codes here. Sellers who price sharp are still winning. Sellers who price high and wait are feeling it.

Rates are not helping buyers. CNBC reported the average 30-year fixed rate hit 7.49% the week of October 7, 2026. Purchase applications dropped 2% that same week. That slows some buyers down. It also means the buyers who are still active are serious.

The story is not the same everywhere. Supply grew in some spots and held flat or tightened in others. Here is what the Real Estate Data Aggregator counted, ZIP by ZIP.

Where inventory grew the most

ZIP 02301 saw the biggest jump. The Real Estate Data Aggregator counted 107 homes for sale there, up 40.8% from the same three months in 2025. New listings rose 17.3% in that ZIP too. More supply, and the median sale price still climbed 9.7% to $582,500. Demand absorbed the new inventory.

ZIP 02302 added supply too. Homes for sale rose 28.6%, per the Real Estate Data Aggregator. Days on market stretched 7 days longer than a year ago, to 27 days. The share of homes that sold above list fell 15.2 points to 51.9%. Still a majority above list, but the edge softened. Sellers there should not assume every buyer will waive conditions.

Where supply tightened or held firm

ZIP 02370 held at 1 month of supply, unchanged from a year ago, per the Real Estate Data Aggregator. The median sale price rose 9.3% to $601,000. Two in three homes sold above list price (65%), up 10.8 points. Nearly 6 in 10 went under contract within two weeks. That ZIP is moving fast.

ZIP 02368 actually saw homes for sale fall 4.2%, per the Real Estate Data Aggregator, even as 80 homes sold, up 17.6%. The median price dipped 3.6% to $580,000. That price dip is worth watching, but the sales pace and tight supply suggest it may reflect the mix of homes that sold, not a broader slide.

Prices: mostly steady, a couple of dips

Most ZIP codes held or grew on price. ZIP 02072 is the outlier. The Real Estate Data Aggregator put the median sale price there at $565,000, down 9.4% from a year ago. That is a real drop. At the same time, the sale-to-list ratio rose 1.1 points to 102.6%, and nearly 6 in 10 homes sold above list. That combination suggests the dip may reflect smaller or different homes selling this period, not a market in trouble.

The Federal Housing Finance Agency reported U.S. house prices rose 2.6% from July 2025 to July 2026. MetroSouth's price picture is mixed ZIP by ZIP, but most of the region is holding close to or above that national pace.

How fast homes are moving

Across MetroSouth, homes are still moving quickly. The Real Estate Data Aggregator put median days on market between 21 and 27 days depending on the ZIP. That is not slow. But in most ZIP codes, homes are taking a few days longer than they did a year ago. Buyers have a little more time to think. Not a lot, but a little.

Above-list sales: still common, but slipping in most spots

In every ZIP code, more than 4 in 10 homes sold above list price. In ZIP 02322, it was 69.2%. In ZIP 02370, it was 65%. Those are strong numbers. But in ZIP 02368, the share fell 15.9 points to 48.8%. In ZIP 02302, it fell 15.2 points to 51.9%. More competition from new listings is part of that story.

The rate picture is real

CNBC reported the average 30-year fixed rate at 7.49% the week of October 7, 2026. Realtor.com noted rates topped 7% for the first time since January 2025. That is a real cost. It is slowing some buyers. It is also why 21.1% of U.S. sellers cut prices, per Redfin. MetroSouth's low supply has cushioned prices here, but sellers who price at the top of the range should know the pool of buyers who can qualify is smaller than it was two years ago.

In short
  1. MetroSouth added inventory in several pockets in the three months ending August 31, 2026, but with 340 homes for sale and 1 to 2.5 months of supply across the region, per the Real Estate Data Aggregator, this is still a seller's market.
  2. Homes are taking a few more days to sell than last year, and fewer are going above list in some ZIPs.
  3. Price it right and it moves.
  4. Price it high and the newer competition will show.

One last thing. These numbers cover whole ZIP codes. One street can read very differently from the ZIP around it. A smaller condo complex, a pocket of larger lots, a block closer to the commuter rail: all of it can shift the math.
