Boston - South has more listings, but the market still moves
The one fact that changes what you should do right now: supply is up sharply, but demand has not disappeared. The Real Estate Data Aggregator counted 751 new listings across Boston - South in the three months ending August 31, 2026. At the same time, it counted 553 pending sales. Buyers are still out there. They just have more to choose from.
Realtor.com reported that time on market in Boston's South region rose 6 days year over year. That is a real shift. Homes that once went under contract in days are now sitting a little longer. Not everywhere, and not every price point , but enough that you notice it.
What the ZIP codes actually show
The story is not the same on every street. Some ZIPs are moving quickly. Others have slowed. Here is how the Real Estate Data Aggregator reads each one for the three months ending August 31, 2026.
A few things stand out. ZIP 02121 shows a 62% jump in median sale price, but the Real Estate Data Aggregator also counted only 12 sales there, down 50% from a year ago. Small counts move medians a lot. Read that number with care. ZIP 02131 (Rozzie) is a different story: 96 homes sold, up 11.6%, with a median of $791,000, also up 11.6%. That is a ZIP that is genuinely moving.
Speed: where homes go fast, where they sit
ZIP 02122 slowed the most. The Real Estate Data Aggregator shows median days on market there at 36, up 14 days from a year ago. ZIP 02119 also sits at 34 days, up 14 days. Meanwhile ZIP 02125 moved in the other direction: 24 days, which is 12 days faster than a year ago. Same region, very different pace.
Are buyers still paying over list?
In some ZIPs, yes , clearly. The Real Estate Data Aggregator shows ZIP 02131 averaging 103.4% of list price, with 52.1% of homes selling above list. ZIP 02130 averaged 102.1% of list, and ZIP 02136 averaged 101.8%. Those are real numbers, not rounding. In ZIP 02126, though, the average was 98% of list, down 2.9 points from a year ago. That gap matters when you are picking a price.
How fast do homes go under contract?
The Real Estate Data Aggregator tracks how many homes went under contract within two weeks of listing. In ZIP 02131, that share was 52%. In ZIP 02130, it was 46.8%. In ZIP 02136, 45.8%. Those are strong numbers even with more supply on the market. In ZIP 02120, only 14.3% went under contract that quickly , but again, only 7 homes sold there, so one or two deals change everything.
Supply is up , that is the real change
Homes for sale rose sharply in several ZIPs. The Real Estate Data Aggregator shows ZIP 02136 up 71% in inventory year over year. ZIP 02122 is up 68.8%. ZIP 02130 is up 63.5%. More supply does not stop sales, but it does give buyers options. That means a home priced right and shown well still moves. One priced too high now has real competition sitting next to it.
What the wider picture adds
Realtor.com reported a median list price of $379,000 for Boston's South region in September 2026. That is a regional figure, not a ZIP-by-ZIP read, but it gives a sense of where asking prices sit. Realtor.com also reported that mortgage rates topped 7% in September 2026. That affects what buyers can afford, and it affects how many are shopping at all.
Realtor.com reported the median asking rent in the Boston-Cambridge-Newton metro at $2,973 in September 2026. For some buyers, that rent bill is the reason they are still looking to own even with rates where they are. It keeps demand in the market even when borrowing costs are high.
Months of supply: the market is not one thing
Months of supply tells you how long the current inventory would last at the current sales pace. The Real Estate Data Aggregator shows ZIP 02132 at 1.3 months and ZIP 02131 at 1.6 months. Those are tight. ZIP 02119 sits at 7.2 months, and ZIP 02121 also at 7.2 months. Those are looser. A seller in ZIP 02132 is in a very different position than one in ZIP 02119, even though they are both in Boston - South.
- Boston - South added a lot of listings over the past year.
- Buyers noticed, and some are taking longer to decide.
- But 553 pending sales in one quarter tells you the market is still working.
- The difference between a fast sale and a slow one right now is mostly price and preparation, not luck.
One more thing worth saying: these are ZIP code numbers. One street can read very differently from the whole ZIP. A condo building, a block of two-families, a stretch of single-families , each can have its own pace. The aggregated numbers tell you the direction. Your specific address tells you the real story.
