Boston - North prices split sharply by part, even with the Northeast easing

Realtor.com reported the Northeast median list price at $505,000 as of September 30, 2026, down 3.8% year over year. That number is real. It is just not the whole story for Boston - North.

The Real Estate Data Aggregator counted sales across 14 ZIP codes here for the three months ending July 31, 2026. Prices did not move together. One ZIP rose 56%. Another fell 18.2%. The gap between the highest and lowest median sale price was more than $3 million. That is not one market.

ZIP 02108 saw its median sale price jump 56% to $3,650,000, according to the Real Estate Data Aggregator. Only 20 homes sold. A single outlier sale can move a small sample hard. That does not make the number wrong, but it does mean you read it carefully.

ZIP 02113 went the other way. The Real Estate Data Aggregator counted 14 sales, down 50% from a year before. The median fell 18.2% to $570,000. Supply climbed 3.2 months year over year. Fewer buyers, more homes sitting, lower prices. That is a different conversation than 02108.

Where homes moved fastest

ZIP 02129 had a median of 16 days on market, the fastest in the group. Its median sale price was $1,215,450, up 15.8% year over year. The Real Estate Data Aggregator counted 56.1% of its homes going under contract within two weeks. That is a different pace than ZIP 02111, where the median was 66 days and none of the homes sold above list price.

Above-list sales: wide range here too

Nearly half of homes in ZIP 02129 sold above list price. Zero did in ZIP 02111 and ZIP 02210. Both 02111 and 02210 carried sale-to-list ratios below 97%, per the Real Estate Data Aggregator. Sellers in those ZIPs are negotiating down, not up.

What the broader numbers say

Realtor.com reported that days on market in Boston increased by 6 year over year as of September 30, 2026. That matches what we see in several ZIPs here. But not all of them. ZIP 02115 was 4 days shorter. ZIP 02129 was unchanged. The city-level number is a blend, and blends hide the parts.

The Federal Housing Finance Agency reported U.S. house prices rose 2.6% from July 2025 to July 2026. The Real Estate Data Aggregator shows Boston - North ZIPs running anywhere from minus 18.2% to plus 56% in the same window. National and regional averages tell you the direction of the wind. They do not tell you which way your street is facing.

Realtor.com reported the median asking rent in the Boston-Cambridge-Newton metro area at $2,959 in August 2026, down 2.4% year over year. Rents slipping while for-sale prices in several ZIPs are still rising is a tradeoff worth knowing. It changes the math for anyone deciding between buying and staying put as a renter.

CNBC reported the average 30-year fixed rate reached 7.30% as of September 30, 2026. Weekly mortgage demand dropped 6%, according to the Mortgage Bankers Association. Higher rates slow buyers. In ZIPs already carrying 5 or more months of supply, that matters more.

What this means if you own here

This is a pricing market. The regional headline gives you a starting point, nothing more. Your ZIP, your building type, your price range, all of those shape what actually happens at the table.

In the ZIPs where supply is below 3 months (02129 at 1.6, 02109 at 2.5, 02127 at 2.6), sellers are still holding ground. In the ZIPs above 5 months (02108, 02110, 02111, 02113, 02114, 02115), buyers have more room. Knowing which side of that line your home sits on is the first thing to get right.

  2. But the Real Estate Data Aggregator shows Boston - North ZIPs split from $570,000 to $3,650,000, with price changes running from minus 18.2% to plus 56%.
